1. Information We Collect

We collect:

• Account information. Email address, name (if provided), and authentication identifiers from our auth provider.
• Usage data. Pages viewed, deals you bookmark or annotate, search and filter activity. Used to operate and improve the Service.
• Derived signals. Aggregated, anonymized signals about how the Service is used (e.g. which score components correlate with bookmarks). Never tied back to an individual account in any shared form.

2. How We Use Information

• To provide and maintain the Service.
• To improve scoring models, ranking, and the product surface.
• To communicate with you about your account, security, and Service updates.
• To comply with legal obligations and enforce our Terms.

3. Sharing

We do not sell your personal information. We share data only with the sub-processors required to run the Service:

• Clerk — authentication and session management.
• Amazon Web Services (AWS) — hosting, storage, and email delivery (us-east-1).
• FMLS — the licensed MLS data feed that powers listing intelligence. Governed by the FMLS data license agreement.
• Stripe — billing and payment processing (if and when paid billing is activated).

4. Cookies

We use essential session cookies set by our authentication provider (Clerk) to keep you logged in. We do not run advertising-tracking cookies, third-party analytics pixels, or behavioral retargeting on this site.

5. Data Retention

Account data is retained while your account is active. On request, we will delete your account and personally identifying data within 30 days. Aggregated and anonymized data (data that cannot reasonably be tied back to you) may be retained indefinitely for product improvement and historical analysis.

6. Your Rights

You may request access to, export of, correction of, or deletion of your personal data by emailing us. We will respond within a reasonable period and in accordance with applicable law.

7. Security

We protect data in transit with TLS and at rest with provider- managed encryption. Internal access is role-based and audited. No system is perfectly secure; we cannot guarantee absolute security, and you use the Service at your own risk.

8. Children

The Service is not directed to anyone under 18 and we do not knowingly collect data from minors. If you believe we have, we will delete it on notice.

9. Third-Party Services

The Service incorporates data from third parties including FMLS, RentCast, and FEMA. Your use of any data sourced from these providers is also governed by their own terms and policies. We are not responsible for third-party privacy practices.

10. Changes

We may update this Privacy Policy from time to time. Material changes will be communicated to active users by email or in-product notice. Continued use of the Service after the effective date of an update constitutes acceptance of the updated Policy.
