Where does Konduit source its property data?

FMLS Bridge API for listings, RentCast for ZIP-level rental comps, FEMA NFHL for flood zones, and county assessor records (Fulton, DeKalb, Cobb, Gwinnett, Clayton) for tax + lot data. All data is licensed for use under our agreements; no scraping.

Is this software for single-family or multifamily investors?

Both. Konduit V1.5 scores single-family residences (SFR) and small multifamily (2-4 unit) properties. Each is graded with a class-specific weight profile. Mid-size multifamily (5+ units) is on the V2 roadmap.

Do you use AI or machine learning on listings?

No. By design and by FMLS Section 4.11 compliance, every Konduit score is deterministic and rules-based. The formula weights, normalization parameters, and ZIP-level market context are versioned on every score row so any number can be reproduced exactly. No ML on FMLS data — ever.

What specific markets does Konduit cover?

Atlanta metro (FMLS coverage area) for V1. Coverage expands as additional county assessors and rental benchmark sources come online.

When can I subscribe to a paid plan?

Paid plans open Q3 2026 at $25/month (Starter) and $50/month (Pro), with a custom Institutional tier. Beta access is available now via email — early-adopter pricing locks in for the life of the account.

How is my investment data handled and secured?

All user data sits behind row-level security in an append-only Postgres database with TLS encryption in transit and role-based access. Your notes, bookmarks, and underwriting overrides are private to your account. Konduit does not sell user data and uses only the sub-processors listed in our Privacy Policy.
