Our story

Built by an attorney who got tired of losing deals to people with better data.

Eric Drake spent twenty years closing residential real estate transactions in the Atlanta metro. He watched the same pattern play out every year: retail investors getting outmaneuvered by institutional capital not because the institutions were smarter, but because they had access to structural signals retail buyers never saw — pricing dislocations, yield divergence, inventory pressure, neighborhood-level absorption.

Konduit makes those signals available to anyone underwriting Atlanta-metro deals. Every listing is scored against the same deterministic model, with the same audit trail, against the same live FMLS data — whether you own one rental or one hundred. The math is the same. The data is the same. The question is just whether you have time to look at it before the deal trades.

Principles

How we build, and what we will not do.

Deterministic, not generative.

Every score is reproducible from inputs you can inspect. No ML on FMLS data. Ever. If we cannot show the math, we do not ship the number.

Append-only memory.

Every state change is preserved with a timestamp. Backtest any decision against the exact market context that existed when you would have made it.

Lender-ready underwriting.

DSCR and PITIA are computed against current Treasury rates and conservative debt-service assumptions. The numbers we surface are the numbers a bank will recognize.

Compliance-first.

FMLS Section 4.11 is the floor, not the ceiling. Every score carries a data-lineage tag, every component is reason-coded, every change is auditable.
